On behalf of the Trustees and Staff, we wish you all a prosperous, peaceful and joyful 2022.
Thank you again to all the owners, as well as the proxies and teams who attended the Annual General Meeting on 11 December 2021. Once again, we had a valid quorum to be able to continue with the Annual General Meeting.
If you want to enjoy the benefits of Sectional Title Complex living, you should also be prepared to accept the responsibilities. You will have to be willing to make adjustments, not just about
individuals, but about the larger community. The Trustees are elected annually to represent the owners. Nothing more and nothing less. We are there to protect your interests at all times .
Owners who rent out their homes privately for the holiday period should please provide the tenants with home keys and a remote control to open the electronic gate. NO spare keys will be given to tenants from the safe! It is the owners’ responsibilitty to inform tenants of the Resort’s basic rules
During the recent holidays, many holidaymakers entered the Resort with pets, for which no
permits were obtained. Please note that it is the owner’s responsibility to ensure that a permit is obtained in ADVANCE at the office for such pet.
Signs and notices: NO owner or occupier of a part used for residential purposes may, without the written permission of the Manager, make a notice, sign or advertisement of any kind whatsoever at the opening portion of the common property or part, so that is its visible from outside the part.
There are residents and owners who tend to direct their problems directly to the Trustees. We
once again request you to communicate with the Manager about your problems and to put them in writing and submit them to the office. Our Manager ensures that problems are resolved or referred to the Board meeting if necessary. So often problems are shared with the neighbors and later
become a major unresolved problem because it never ended up on the right table. No problems should be given to the maintenance staff that are busy working outside.
With more children socialising and playing in the resort, we want to urge everyone driving cars in
the Resort to please stick to the speed limit of 20km/h . We expect parents to alert their children as well. Lets respect each other and everyone can stay calm and safe in the Resort.
We would like to point out to all homeowners that for any additional building or alterations to your property, you need to apply for permission by a written application to the Manager. He will then give written approval after consultation with the Technical Committee or Board of Trustees. No building or breakage may commence until that permission has been obtained from the Manager. No Member of the Board of Trustees has authority to give oral permission for any building or work on buildings. If you are unsure about this aspect, you can approach the office or Manager and they will advise you.
Also note that the lawns of dwellings and communal parks is cut twice a month. During Christmas and New Year, no grass will be cut due to too many vehicles and holidaymakers in the resort.

Vriendelike Palingggat-groete!
Namens die Trustees en Personeel wil ons u almal ‘n voorspoedige, vrede en vreugdevolle 2022 toewens.
Nogmaals baie dankie aan al die eienaars, asook die volmagte en persone wat per Teams die Algemene Jaarvergadering op 11 Desember 2021 bygewoon het. Ons het weereens ‘n geldige kworum gehad om met die AJV vergadering te kon voort gaan.
Indien u die voordele wat ‘n Deeltitel Kompleks bied, wil geniet moet u ook bereid wees om die
verantwoordelikhede te aanvaar. U sal bereid moet wees om aanpassings te maak, dit nie net oor individue nie, maar oor die groter gemeenskap. Die Trustees word jaarliks verkies om die eienaars te verteenwoordig. Niks meer en niks minder nie. Ons is daar om ten alle tye u belange te
beskerm.
Eienaars wat hul huise privaat verhuur vir die vakansietyd, moet asseblief die huurders self voorsien van huis sleutels en ‘n afstandbeheer om die elektroniese hek oop te maak. GEEN spaarsleutels sal uit die kluis aan die huurders gegee word nie. Dit is die eienaars se
verantwoordelikheid om huurders in te lig aangaande die Oord se basiese reels.
Gedurende die pas afgelope vakansie het heelwat vakansiegangers die Oord binne gekom met troeteldiere, waarvoor geen permitte bekom is nie. Geliewe te let daarop dat dit die eienaar se verantwoordelikheid is om toe te sien dat ‘n permit VOORAF by die kantoor vir sodanige
troeteldiere bekom word.
Tekens en kennisgewings: GEEN eienaar of bewoner van ‘n deel wat vir woondoeleindes
gebruik word, mag sonder die skriftelike toestemming van die Bestuurder ‘n teken kennisgewing, aanplakbord of advertensie van enige aard hoegenaamd by die opening gedeelte van die
gemeenskalike eiendom of van ‘n deel aanbring, sodat dit van buite die deel sigbaar is nie.
Daar is inwoners en eienaars wat geneig is om hul probleme direk te rig aan Raadslede. Ons
versoek u weer eens om met die Bestuurder te kommunikeer oor u probleme en om dit op skrif te stel en dit in te handig by die kantoor. Ons Bestuurder sorg dat probleme opgelos word of na die Raadsvergadering verwys word indien nodig. So dikwels word probleme met die bure gedeel en word dit later ‘n groot onopgeloste probleem omdat dit nooit op die regte tafel beland het nie.
Geen probleme moet aan die personeel wat buite werk gegee word nie.
Met meer kinders wat kuier en speel in die oord, wil ons alma! wat motors in die oord bestuur
maan om asseblief by die spoed beperking van 20km per uur te hou. Ons verwag dat ouers ook hul kinders sal waarsku, Kom ons respekteer mekaar en so kan alma) rustig en veilig bly in die Oord.
Ons wil alle eienaars weer daarop wys dat enige aanbouings of verbrekings voorafgegaan moet word deur ‘n skriftelike aansoek, gerig aan die Bestuurder. Hy sal dan skriftelik goedkeuring
verleen na oorleg met die Tegniese Komitee of Raad van Trustees na gelang van die aansoek. Geen bou of breekwerk mag ‘n aanvang neem voordat daardie toestemming van die Bestuurder verkry is nie. Lede van die Raad van Trustees is geensins by magte om mondelingse
toestemming te verleen vir enige bou of breek werk aan geboue nie. Indien u onseker is oor
hierdie aspek kan u eers die kantoor of Bestuurder nader vir meer inligting.
Neem ook kennis dat die grasperke van wonings en gemeenskaplike parke twee keer per maand gesny word. Tydens Kersfees en Nuwejaar word geen gras gesny nie as gevolg van te veel
voertuie en vakansiegangers in die Oord.
